Adelaide's median dwelling value sat at $944,909 in July 2026, according to Cotality — down 0.2% for the month, the second straight monthly dip. Zoom out, though, and values are still 10.5% higher than this time last year.

Auction clearance rates have been sitting in the low-to-mid 40s (43-45% for the week ending 2 August, per Cotality and realestate.com.au) — well under Adelaide's long-run average of around 64%. In plain terms: the gap between what buyers want to pay and what sellers are asking has been widening.
